Many tenants in Switzerland rarely have contact with the management of their property. You see them when you move in and out, receive the heating bill from them once a year and if a kitchen appliance breaks down, you call them. Surely it can’t be that difficult?  
 

We say: the art of good management is to make all this and much more look easy. Because in the background, theemployees of Ginesta Bewirtschaftungen are working in many different areas to make this happen. And anyone who leaves their property in our hands can sit back and relax thanks to our full service offering:

Technical management
Between the owner’s budget, the tenants’ wishes and the legal requirements, we handle tenant changes, plan renovations and refurbishments, coordinate tradesmen for renovations and refurbishments, manage and monitor the caretaking and handle any claims that arise. 

Commercial management
To ensure that it all pays off for the owners and that the tenants receive a service that is commensurate with the rent, we ensure that the process of concluding and terminating rental agreements runs smoothly, look for suitable (new) tenants and handle rent adjustments, debt collection and dunning. Of course, this also includes preparing the property statement, the heating and operating costs, keeping the property accounts and constantly checking all figures in order to permanently optimize returns.

And always with that little bit extra
Because many paths lead to the same goal, we have established clear maxims that make the tangible difference between passive management and active Ginesta management for all our contacts. For the owners of a property, we ensure an improvement in the net yield wherever possible with regular analyses of the income situation in relation to rental agreements and ancillary costs, provide an overview of all relevant data with property and financial status reports, organize reliable caretaking and ensure that the property always presents a good business card. This also means that we actively manage the property, carry out regular property tours and always keep the short, medium and long-term investment plan in mind and update it. Equally important: avoiding unnecessary vacancies through effective Real Estate marketing.  

We do all of this flexibly, leanly and as dedicatedly as if it were our property. This requires precisely the personal and professional qualities that characterize Ginesta as an overall company and have been upheld for over 75 years. Management of condominiums
We also make all this knowledge available to owners and work closely with them and the delegates. In addition to all day-to-day, accounting and coordination tasks, we pay particular attention to streamlined condominium owners’ meetings. Our actions are characterized by cost-conscious thinking with a clear focus on maintaining the value of the property. A task that requires precisely the tact and sensitivity that comes from our well-balanced mix of expertise, empathy and assertiveness.

That’s why we offer private and institutional investors a comprehensive assessment of the potential of their property with our multi-family home check-up.
