Graubünden Rhine Valley Real Estate market: top prices for residential property
Single-family homes and condominiums are still in high demand in the Grisons Rhine Valley. The upward trend during the pandemic leveled off somewhat after 2023, and prices rose only slightly. However, a stronger increase has been observed again since 2025. In absolute terms, prices have reached new highs almost without exception. Per square meter of living space, CHF 10,000 or more is paid for an upmarket condominium in the Bündner Herrschaft, CHF 8,000 to CHF 9,500 in the Fünf Dörfer region, CHF 10,000 to CHF 11,000 in Chur and over CHF 8,000 in the Imboden region. For luxury properties, the price range increases by a further CHF 2,000 to CHF 3,000 per square meter in each case. The few single-family homes coming onto the market are achieving even higher prices in some cases.
In general, demand is still at a good level and has recently picked up again. Transaction times are slowly decreasing again, especially in sought-after locations. These positive developments can be attributed in part to the significantly more attractive interest rate situation and the reallocation of profits from shares and cryptocurrencies into real estate. Added to this is a geopolitically uncertain environment in which Switzerland continues to be perceived as a safe haven – a factor that should further support the attractiveness of the local real estate market.

David Feldmann, Head of Marketing Chur, is optimistic:
“We expect market prices to rise moderately in the coming months in line with the trend of recent quarters. Overall, the Grisons Rhine Valley remains a sought-after market for residential property.”
