As every year, we have taken a close look at the market development of Real Estate prices in the region and will publish the market reports for the popular resorts of St. Moritz, Celerina, Pontresina and Samedan on December 20, 2021.
Following the adoption of the second home initiative in March 2012, there was a certain amount of uncertainty with unpredictable trends in the price development of vacation homes, which lasted until 2018. The price level has never been as high as in 2021 and there seems to be no end in sight to this trend. An additional driver of the rising prices for vacation homes is the change in travel behavior due to COVID-19. Recently, fewer and fewer properties have been sold to foreign buyers and more and more to buyers from Switzerland.
However, buying a vacation property is and remains a luxury that only a few can afford given this development and the small number of properties coming onto the market. For those who can, however, it is a doubly worthwhile investment: firstly, you have a beautiful domicile in the mountains that you can always use freely or rent out. Secondly, selling a property in the Upper Engadine promises to be a safer investment than many other options, especially in this persistently low interest rate environment.
