Graubünden Rhine Valley real estate market: home ownership continues to rise in price

Single-family homes and condominiums from Fläsch through Chur to Bonaduz and Rhäzüns remain in high demand. This is clearly reflected in the achievable sales prices per square meter of living space, which have risen once again and have increased significantly since the turn of the millennium. As a general rule, a high-end condominium costs up to CHF 11,000 per square meter of living space in the Bündner Herrschaft, CHF 8,000 to CHF 9,500 in the Fünf Dörfer region, in Chur around CHF 10,000, and in the Imboden region at least CHF 7,500. For luxury properties, the price range increases by an additional CHF 2,000 to CHF 3,000 per square meter. For the few single-family homes coming onto the market, comparable or slightly higher prices are being achieved. Prices per square meter for residential land have continued to rise and range from CHF 1,200 to CHF 1,750, with prices in the hot spots of the Bündner Herrschaft and the prime locations in Chur significantly higher at CHF 2,000 to CHF 2,500.

Although supply quotas have risen slightly, they remain at a low level. The high prices are well supported by the reduced supply, low construction activity and solid demand. David Feldmann, Head of the Chur office at Ginesta Immobilien AG, confirms: “The appeal of home ownership remains high, but is no longer quite as euphoric as it was during the pandemic.
