Per square meter of living space, CHF 10,000 or more is paid for an upmarket condominium in the Bündner Herrschaft, CHF 8,000 to 9,500 in the Fünf Dörfer region, CHF 9,000 to CHF 10,000 in Chur and over CHF 8,000 in the Imboden region. For luxury properties, the price range increases by a further CHF 2,000 – 3,000 per square meter. Some of the few single-family homes coming onto the market are fetching even higher prices.
In general, demand is still at a good, but no longer euphoric level. Transaction times have increased somewhat and buyers are once again paying more attention to a fair price-performance ratio and a good location. David Feldmann, head of the Chur office, remains optimistic:
“We expect market prices to remain stable or rise slightly in line with inflation in the coming months. Overall, the Grisons Rhine Valley remains an attractive market for residential property.
”
