Feng Shui, a 3000-year-old Chinese teaching, assesses and optimizes the energy flow of living environments, entire houses and even individual rooms. Feng Shui is not a trend, but a long-established philosophy that is widespread in Asia and is also increasingly being applied in Europe. Ginesta Immobilien has also been won over by the positive effect of this teaching. How does Feng Shui work? And when do we use it? A brief overview.
What is Feng Shui?
It’s not just about moving furniture and changing colours, it’s primarily about different energies that can be influenced or harmonized.
Earth energy
There are quarries or water veins under the earth’s surface that can affect our well-being. Even simple measures, such as radiation-shielding mattresses, help many residents to sleep more comfortably.
Historical energy
According to Feng Shui, every property has a history. Often something has already happened on this property and it is possible that negative energies are still weighing on it. Many people consider this part of the teaching to be hocus-pocus and very incomprehensible. Rational argumentation is difficult here, and we can’t explain everything ourselves. However, measures in connection with historical energy have shown us that objects can be freed from their previous history and the occupants can feel comfortable in the premises again.
Structural energy
This involves checking and defining how the walls are positioned, which colors are used, which direction the beds face and how the entrances are designed. The energy flow in the building is central. This point is often difficult to implement in existing properties. It is often impossible to move walls or carry out entire conversions for feng shui reasons. In new buildings, on the other hand, it is easier to take this into account, but there are certain limits due to factors such as statics. Another example for commercial premises: for stores, you should try to design an entrance that is as feng shui-friendly as possible and ensure that the customer feels comfortable and cozy in the store.
Where do we use Feng Shui?
Time and again, we are offered properties for Sales where one simply doesn’t feel at ease—or where even the original occupant was never happy. In such cases, we consult a Feng Shui expert. Their assessment of the building and its surroundings is extremely valuable to us. As a result, Feng Shui energy clearing may be necessary.
Our goal is to resolve significant blockages present in a property or even with the seller. After all, “blockages” have a massive impact on Sales.
Two Examples of Successful Sales Supported by Feng ShuiLiving in the heart of Erlenbach
We had a property for sale in Erlenbach that was already listed with another Real Estate agent. The asking price was CHF 1.5 million, but according to our calculations, it should actually have been higher—CHF 1.6 million. We sensed that the energy around this property wasn’t quite right. As a result, we agreed on a higher asking price and consulted a Feng Shui expert. He took a close look at the house and its surroundings. The house was located quite a distance from the village center, and the surrounding area was quite compact—it was a cluster of various farmhouses, with the buildings standing very close together, like in an old hamlet. Based on his assessment and an on-site energy treatment, the consultant advised us to use the following tagline for brokerage: “Right in the Heart of Erlenbach.” We would never have come up with that tagline on our own, since the house was so far from the village center. But the title worked: it appealed to potential buyers who were looking for a location in the village center. The property was sold after three weeks. The buyer continues to live happily in this home to this day. Either the clever targeting of the audience or the energy assessment played a decisive role in the successful Sales.
: A Child-Friendly Single-Family Home We had a single-family home in our sales Portfolio for nearly a year and a half and reduced the price from CHF 1.6 million to CHF 1.4 million. Finally, we agreed with the owner to consult a Feng Shui expert. The Feng Shui consultant visited the property and immediately determined that the theme of this house was “children.” The owner reflected on this and told us that she had raised four children in this house. We then consistently focused our marketing efforts on the theme of children. In our marketing efforts, we highlighted the locations of nearby kindergartens and schools and created numerous headlines conveying the message “child-friendly.” Harmonizing the energies also contributed to the fact that we had two interested buyers after just three weeks, and the property’s price could be raised through a bidding process.
In summary, we have found that feng shui can help to boost sales in real estate marketing. As in many other professions, there are also numerous dubious consultants in this sector, as well as reputable ones, who achieve little or no effect for a lot of money. Last but not least: We recommend contacting various specialists and going with your gut feeling when making your choice.
Pay attention to thisWe recommend that both sellers and owners pay the Feng Shui consultant on a time-and-materials basis. Unfortunately, some Feng Shui consultants try to take a cut of the commission, which we consider inappropriate. We also advise giving Feng Shui consultants as little information as possible. Just property floor plans and a cadastral map. The consultant should conduct independent and unrestricted research to identify any energy-related issues in the home. We regularly review Feng Shui consultants’ work using floor plans of properties that we were able to sell very quickly and where the energy was clearly positive. A good Feng Shui consultant will also tell you if no action is needed for a property. Ask the consultant about the property’s specific issues and the concrete steps required for successful Sales.
