Single-family homes and condominiums from Fläsch and Chur to Rhäzüns and Bonaduz are still in demand. Accordingly, transaction prices in all municipalities and segments are at new record levels. In general, an upmarket condominium costs up to CHF 10,000 per square meter of living space in the Bündner Herrschaft, CHF 8,000 to 9,000 in the Fünf Dörfer region, at least CHF 9,000 in Chur and CHF 7,000 to 8,000 in the Imboden region. For luxury properties, the price range increases by a further CHF 2,000 – 3,000 per square meter. Comparable prices are being achieved for the few detached houses coming onto the market. Prices per square meter for residential building land remained stable compared to the previous year and ranged between CHF 1,000 and CHF 1,500, and significantly higher again in the hot spots in the Bündner Herrschaft and Chur.
Ginesta Immobilien expects the current excess demand to persist in the coming months, thereby providing solid support for transaction prices. David Feldmann, Head of Brokerage for Chur at Ginesta Immobilien, confirms: “The municipalities of the Graubünden Rhine Valley are highly attractive. We therefore continue to expect strong prices for residential property, even if listing times are trending toward being slightly longer again. Overall, we expect the Graubünden Rhine Valley to remain an attractive market for residential property.”
