Anyone living or investing on the left bank of Lake Zurich today is not doing so for lack of alternatives – on the contrary. What was once popularly known as the “Pfnüsel Coast” is now confidently presented as the “Silver Coast” or even the “Platinum Coast”. The change in image is no coincidence: the region has developed rapidly – both in terms of infrastructure and real estate values. The proximity to the city of Zurich, excellent transport links via highways and the Zimmerberg tunnel, and hardly any aircraft noise ensure a quiet and at the same time urban living environment.
Rising prices – falling doubts
The real estate market along the left bank of the lake is booming. In municipalities such as Kilchberg and Rüschlikon, condominiums now cost CHF 16,000 to 18,000 per square meter – in particularly sought-after locations even more than CHF 20,000. This means that some places have caught up with or even overtaken the so-called Gold Coast in terms of price. Neighborhood development is not standing still: Places like Horgen, Wädenswil and Richterswil are also experiencing brisk construction activity and are becoming increasingly popular, especially among young families and expats.
This development is supported by a remarkable combination of locational advantages and financial incentives. The four municipalities with the lowest tax rates in the district of Horgen (Kilchberg, Rüschlikon, Thalwil and Oberrieden) also have the highest real estate prices. Good taxpayers are attracted to attractive residential locations, which in turn strengthens the municipalities’ financial leeway.
Silver shine with perspective
A close analysis of the price structure on Lake Zurich reveals that prices per square meter on the left and right banks have converged significantly in recent years. But the left bank of the lake offers more than comparable figures – it impresses with a special combination of quality of life and locational advantages. The generous lake view, the view of the Gold Coast illuminated in the evening and the quiet location without aircraft noise create an atmosphere that many find particularly exclusive. In addition, there is a wide range of educational opportunities that appeal to international families in particular: several prestigious international schools are located in the immediate vicinity, making the location even more attractive.

At the same time, the supply of real estate is changing: detached single-family homes in attractive locations are becoming increasingly rare. Many old buildings are giving way to new, denser forms of housing. If you can buy a property on the left bank of Lake Zurich today, you are not only securing a high quality of life, but also a valuable investment with stable demand – especially in an environment where land is becoming a scarce resource.
Conclusion: The left side of the lake has found its place in the sun. What was long considered the second choice is now the first choice. With a diverse residential offering and increasing internationality, the region has long been more than just an insider tip – it is a clear favorite on the Swiss real estate market.
