What a wonderful day, what a beautiful property: from today, new living space for three parties will be created in this sought-after location, where you can find pleasant peace and quiet away from the hustle and bustle of modern life, and they will enjoy a relaxed life here when they move in Q4 2024. We wanted to find out from the architect, Mario Müller from MO Architektur, what will make the house so special.
Densification in its most beautiful form
“The architectural idea arose from the wishes of the discerning client, who wanted to preserve the dreamlike garden with its old and enchanting trees in the best possible way and wanted a house that would blend harmoniously into this green oasis as well as into the neighborhood, which is predominantly characterized by single-family homes,” explains Mario Müller and continues: “It was clear to me that this privileged plot had to be treated very carefully and consciously. The big question was how to make the most of the available living space on the plot of just over 1,150 square meters without the future owners having to compromise on privacy or comfort. The answer was a light façade with wooden cladding that blends in perfectly with the color scheme of the green surroundings. On the street side, there are only a few glimpses through carefully placed slits and manageable window areas. This ensures privacy for the residents and the desired aesthetics in relation to the surroundings, which should accept the building as a natural part of their relaxed neighborhood. Towards the front, this restraint becomes increasingly less pronounced and the external references become larger so that residents can enjoy the green surroundings, perfect sunlight and partial views of the lake and mountains without restriction.”
A well thought-out and high-quality interior
“To maximize internal privacy, we made sure that the outdoor areas are staggered. We deliberately kept the organization of the shared areas, such as the stairwell or the entrance area, slim so that the apartments are as large as possible. The maisonette garden apartment, for example, offers over 180 square meters of living space and a 250 square meter garden for exclusive use. In addition, there are practical room configurations with an en-suite bathroom, a large réduit in the kitchen and a studio in the basement with its own bathroom that can be used as a teenager’s room, home office, hobby room or sauna and relaxation room. An upscale setting with elegant and restrained materials and colors, which can also be reflected in the apartments. This is why above-average budget items are available for the individual development. With a PV system and charging stations for e-mobility, we are also ideally equipped for the future,” adds Mario Müller, who can already clearly see the image of the new building in his mind’s eye as he walks around the site and underpins his explanations with a sparkle in his eyes and exuberant gestures.

Nicole Stöckli, specialist in new-build marketing at Ginesta Immobilien AG, explains who this rare gem is particularly suitable for: “We are living longer and longer and the time when the children are growing up is once again the best time of their lives for many.
