Living space
To calculate the total main or living area of a property, the individual areas of the following rooms are added together: entryway, living room, dining room, restroom, bathroom, kitchen, built-in kitchen cabinets, pantries, built-in closets, hallways, internal staircases, offices, stoves, and fireplaces. Conservatories may also be included in the living area, provided they are habitable and can be heated year-round.
However, ancillary areas such as balconies, unheated sunrooms, terraces, garages, attics, basements, hobby rooms, and bicycle storage areas should not be included.
