A residential zone is a zone defined by the zoning plan for a given area in which certain types of buildings may be constructed. Residential zones are typically classified based on restrictions regarding the type, height, and floor area of the buildings that may be built within them.
In Switzerland, there are three residential-only zones: W1 (single-story residential buildings), W2 (two-story residential buildings), and W3 (three-story residential buildings). In these zones, buildings may be constructed up to a certain height and with a certain floor area ratio.
The floor area ratio indicates how much building area may be constructed per square meter of lot area.
