This is clearly reflected in the achievable sales prices per square meter of living space, which have risen again and increased significantly since the turn of the millennium. Generally speaking, an upmarket condominium costs up to CHF 11,000 per square meter of living space in the B\u00fcndner Herrschaft, CHF 8,000 to CHF 9,500 in the F\u00fcnf D\u00f6rfer region, around CHF 10,000 in Chur and at least CHF 7,500 in the Imboden region. For luxury properties, the price range increases by a further CHF 2,000 to CHF 3,000 per square meter. Prices for the few single-family homes coming onto the market are comparable or slightly higher. Prices per square meter for residential building land have continued to rise and range from CHF 1,200 to CHF 1,750, with prices in the hot spots in the B\u00fcndner Herrschaft and the top locations in Chur significantly higher again at CHF 2,000 to CHF 2,500.<\/p>\n<p>Although supply quotas have risen slightly, they remain at a low level. The high prices are well supported by the reduced supply, low construction activity and solid demand. David Feldmann, Head of the Chur office at Ginesta Immobilien AG, confirms: &#8220;The appeal of home ownership remains high, but is no longer quite as euphoric as it was during the pandemic.
