The beautiful 3.5-room apartment in an old building with high ceilings. The urban 5-room loft with roof terrace in the city. Or would you prefer the 10-room house in the countryside? It&#8217;s all a question of taste, space requirements &#8211; and, above all, money. Yes, housing is often also about the tiresome topic of finances. And if you read the latest market report for the region from Bonaduz to Maienfeld (including Chur) from Ginesta Immobilien, you might get the feeling that living has become a luxury. In Haldenstein, for example, a detached house now costs 50 percent more than it did 20 years ago. And a condominium is now 90 percent more expensive than it was at the turn of the millennium. Incidentally, this picture is not only evident in Chur, but also in the Imboden region, the B\u00fcndner Herrschaft and the F\u00fcnf D\u00f6rfer district. So is housing really a luxury today? &#8220;Not housing as such, no,&#8221; says real estate expert Sascha Ginesta. But home ownership does have its price, even if this depends heavily on the region in which the property is located. &#8220;Resorts are booming at the moment. Central regions have always been popular. And that also has a lot to do with migration from the valleys,&#8221; he says. Basically, you can also say that there are more rental apartments in urban areas. And the more rural it becomes, the higher the proportion of owner-occupied homes. This then has a corresponding effect on the supply. But the coronavirus has also shaken up the real estate world. With the directive to stay at home, the home has become much more important &#8211; as a place to feel good and as a place to work. &#8220;Since March, we&#8217;ve seen a real &#8216;run&#8217; on second homes,&#8221; says Sascha Ginesta. Many people have realized that they can also work from there and don&#8217;t have to commute every day. &#8220;Working from home can therefore also be an opportunity for peripheral areas that are struggling with emigration.&#8221; Apartments and houses with a garden are also particularly popular at the moment. How sustainable these developments are remains to be seen, says Sascha Ginesta. Many trends have already been predicted in the real estate industry. At the moment, for example, sustainable buildings are a hot topic. And also the idea of living, working and living under one roof. &#8220;Today, many people have at most an improvised desk in a corner of the guest room. New living models may work differently in the future,&#8221; says the expert.                        <\/p>\n<p><img decoding=\"async\" alt=\"\" class=\"cm-block-center\" onerror=\"this.remove()\" src=\"\/resources\/public\/lava3\/media\/2021-01-20-16_25_52-bundnerwoche-artikel-von-viel-und-wenig-platz_03_2021-01-20-_remote.png\" style=\"height: 438px; width: 728px;\" title=\"\"><\/p>\n<p>Tiny houses, i.e. houses that are tiny and usually have less than 50 square meters of living space, also work differently. &#8220;People have been talking about this movement for a while, but it hasn&#8217;t really arrived here. Maybe not yet,&#8221; says Sascha Ginesta. The statistics support his statement. In fact, the opposite is the case, because rather than less space per person, more is needed every year. On average, every Swiss person had 46 square meters of living space to themselves in 2019. And the people of Graub\u00fcnden even have a little more space, namely<x id=\"gid_6\"><\/x>47.3 square meters. There are also<x id=\"gid_7\"><\/x>an increasing number of one-person households.<x id=\"gid_8\"><\/x>A development that is at odds with<x id=\"gid_9\"><\/x>the actual space available and the<x id=\"gid_10\"><\/x>sustainability trend. &#8220;We now<x id=\"gid_11\"><\/x>know that land is limited.<x id=\"gid_12\"><\/x>Finding building land has become extremely difficult. Chur is a good example. The city is no longer growing outwards, but practically only inwards,&#8221; explains Sascha Ginesta.          That was not the case 20 years ago. Today, high-density building is all the more of an issue. &#8220;Where there used to be three detached houses, there is now a house for at least eight families.&#8221; Somehow, at least as far as<x id=\"gid_2\"><\/x>living is concerned, we are masters of contrasts.<x id=\"gid_3\"><\/x>Because even high-density construction only takes place to a limited extent in<x id=\"gid_4\"><\/x>Switzerland. &#8220;If<x id=\"gid_5\"><\/x>you believe the figures, Switzerland<x id=\"gid_6\"><\/x>is still a hut-building nation,&#8221; says<x id=\"gid_7\"><\/x>Sascha Ginesta. The proportion of homeowners in this country is disproportionately<x id=\"gid_8\"><\/x>high. This is mainly because the Swiss middle class is very large. &#8220;And somehow it&#8217;s also a cultural issue.&#8221; Then there is population growth and immigration. Ultimately, this all leads to property prices rising every year and to the question of whether prices are still healthy at all.       &#8220;As long as there is no significant increase in supply or a slump on the demand side, prices will continue to rise. However, as long as wages and prosperity continue to rise, housing prices will remain healthy,&#8221; explains Sascha Ginesta. Real estate is still<x id=\"gid_4\"><\/x>a good investment that people are happy to finance<x id=\"gid_5\"><\/x>and invest in. &#8220;Spending no more than a<x id=\"gid_6\"><\/x>third of your income on housing still works for most people.&#8221; And that brings us back to money and<x id=\"gid_7\"><\/x>the question of what you can afford and<x id=\"gid_8\"><\/x>what sacrifices you want to make.
