Feng Shui is not a trend, but a long-established philosophy that is widespread in Asia and is also increasingly being applied in Europe. Ginesta Immobilien has also been won over by the positive effect of this teaching. How does Feng Shui work? And when do we use it? A brief overview.     <\/p>\n<p><strong>What is Feng Shui?<\/strong><br \/>It&#8217;s not just about moving furniture and changing colours, it&#8217;s primarily about different energies that can be influenced or harmonized.<\/p>\n<p><strong>Earth energy<\/strong><br \/>There are quarries or water veins under the earth&#8217;s surface that can affect our well-being. Even simple measures, such as radiation-shielding mattresses, help many residents to sleep more comfortably. <\/p>\n<p><strong>Historical energy<\/strong><br \/>According to Feng Shui, every property has a history. Often something has already happened on this property and it is possible that negative energies are still weighing on it. Many people consider this part of the teaching to be hocus-pocus and very incomprehensible. Rational argumentation is difficult here, and we can&#8217;t explain everything ourselves. However, measures in connection with historical energy have shown us that objects can be freed from their previous history and the occupants can feel comfortable in the premises again.    <\/p>\n<p><strong>Structural energy<\/strong><br \/>This involves checking and defining how the walls are positioned, which colors are used, which direction the beds face and how the entrances are designed. The energy flow in the building is central. This point is often difficult to implement in existing properties. It is often impossible to move walls or carry out entire conversions for feng shui reasons. In new buildings, on the other hand, it is easier to take this into account, but there are certain limits due to factors such as statics. Another example for commercial premises: for stores, you should try to design an entrance that is as feng shui-friendly as possible and ensure that the customer feels comfortable and cozy in the store.     <\/p>\n<p><strong>Where do we use Feng Shui?<\/strong><br \/>It happens time and again that we are offered properties for sale in which people simply do not feel comfortable or in which even the original occupant has not been happy. In such cases, we call in a feng shui consultant. His assessment of the building and its surroundings is very valuable to us. It may be that an energetic feng shui clearing is required.<br \/>Our aim is to eliminate any considerable resistance that a property or even the seller may have. Because &#8220;resistance&#8221; has a massive impact on the sale of a property.    <\/p>\n<h4><strong><img decoding=\"async\" alt=\"\" class=\"cm-float-right\" onerror=\"this.remove()\" src=\"\/resources\/public\/lava3\/media\/feng-shui-zeichen.png\" style=\"width: 30%; height: 14%;\" title=\"\">Two examples of a successful feng-shui-accompanied sale<\/strong><\/h4>\n<p><strong>Living in the heart of Erlenbach<\/strong><br \/>We had a property for sale in Erlenbach that was already with another estate agent. The price was CHF 1.5 million, but according to our calculations the price should actually have been higher &#8211; CHF 1.6 million. We had sensed that the energies were not so good for this property. As a result, we agreed on a higher sales price and called in a feng shui consultant. He took a close look at the house and the surrounding area. The house was quite far from the center of the village and the surrounding area was small-scale, it was a collection of various houses, the buildings were very close together, like in an old hamlet. After his assessment and an energy treatment on site, the consultant advised us to use the following title for the marketing: &#8220;Mitten im Leben von Erlenbach&#8221;. We would never have come up with this title, as the house was so far away from the village center. But the title worked: it appealed to potential buyers who were looking for a village center situation. After three weeks, the property was sold. The buyer still lives happily in the property today. The clever approach to the target group or the energy treatment made a decisive contribution to the successful sale.<\/p>\n<p><strong>Child-friendly detached house<\/strong><br \/>We had a detached house in our sales portfolio for almost a year and a half and reduced the price from CHF 1.6 million to CHF 1.4 million. We finally agreed with the owner to call in a feng shui consultant. The feng shui consultant visited the property and immediately decided that the theme of this house was &#8220;children&#8221;. The owner took a deep breath and told us that she had raised four children in this house. We then consistently focused the marketing on the theme of children. In the marketing measures, we pointed out where the kindergartens and schools were and created numerous titles with the message &#8220;child-friendly&#8221;. The harmonization of energies also contributed to the fact that we had two interested parties after just three weeks and were able to raise the price of the property as part of a bidding process.       <\/p>\n<p>In summary, we have found that feng shui can help to boost sales in real estate marketing. As in many other professions, there are also numerous dubious consultants in this sector, as well as reputable ones, who achieve little or no effect for a lot of money. Last but not least: We recommend contacting various specialists and going with your gut feeling when making your choice.  <\/p>\n<h4><strong><img decoding=\"async\" alt=\"\" class=\"cm-float-right\" onerror=\"this.remove()\" src=\"\/resources\/public\/lava3\/media\/feng-shui-steine.png\" style=\"width: 40%; height: 41%;\" title=\"\">Pay attention to this<\/strong><\/h4>\n<p>We recommend that both sellers and owners pay the feng shui consultant on a time and material basis. Unfortunately, some feng shui consultants try to take a share of the commission, which we consider inappropriate. We also advise you to give the feng shui consultant as little information as possible. Only property plans and a cadastral plan. The consultant should research independently and freely and find out what energy problems are present in the house. We regularly check feng shui consultants with plans of properties that we were able to sell very quickly and where the energy was obviously good. A good feng shui consultant will also tell you if there is no need for action on a property.
