What does this place mean to you personally? <\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">Davos is more than just a place of work for me. The mountains and nature have always inspired me. I came to Davos over 7 years ago, and today this place has long since become my new home. I appreciate the close proximity to nature and the mountains, but also the town\u2019s cosmopolitan spirit and international character. I feel at home here, I know the region and the people, and I really appreciate being a part of this region.    <\/p>\n\n<p class=\"wp-block-paragraph\"><strong>How were you prepared for your new role as Ginesta\u2019s site manager in Davos?<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">It was a very intense experience. Over the past year, I had the opportunity to get to know Ginesta\u2019s various departments and locations and to work closely with my colleagues in Chur. This wasn\u2019t just about processes and workflows; above all, it was about getting to know Ginesta\u2019s corporate culture and approach to consulting. A wealth of experience, a strong network, and the certainty that I can count on the support of a dedicated team are invaluable assets for my role in Davos.   <\/p>\n\n<p class=\"wp-block-paragraph\"><strong>You help people buy or conduct real estate sales. How personal is this work? <\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">It\u2019s very personal. For most people, a property is much more than just a material asset. It\u2019s often tied to memories, life plans, or even major life changes. When conducting sales for a long-time home or a vacation home, there are often many emotions involved. On the other hand, buyers are looking for a place where they feel comfortable and might want to start a new chapter in their lives.    <\/p>\n\n<p class=\"wp-block-paragraph\">That is why it is important to listen carefully and understand what really matters to people. Trust, discretion, and personal contact are therefore crucial to me. <\/p>\n\n<p class=\"wp-block-paragraph\"><strong>What do you consider to be the most challenging aspect of brokerage for a property?<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">Every property is different. The challenge lies in recognizing its unique qualities, positioning it correctly in the market, and appealing specifically to the people who might be interested in it. <\/p>\n\n<p class=\"wp-block-paragraph\">This includes in-depth market knowledge, a realistic market assessment of the selling price, and professional Brokerage. At the same time, however, it also requires a great deal of tact. Especially when it comes to unique properties, not everything can be explained in terms of square meters, number of rooms, or price.  <\/p>\n\n<p class=\"wp-block-paragraph\"><strong>You know Davos and the surrounding area very well. What sets the real estate market here apart from other regions? <\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">Davos is a unique real estate market. On the one hand, we have a strong local market; on the other, there is high demand from people whose primary residence is outside the region. Added to this are the unique aspects surrounding primary and secondary residences, as well as the annual World Economic Forum (WEF).  <\/p>\n\n<p class=\"wp-block-paragraph\">There are also significant differences within Davos and Klosters. Location, views, sunlight, accessibility, and proximity to the mountain railways can be decisive factors in a property\u2019s value and demand. That is why local market knowledge and a strong network are particularly important here.  <\/p>\n\n<p class=\"wp-block-paragraph\">With Ginesta, we can combine both. We have a strong local presence while also maintaining an extensive network of prospective buyers both in Germany and abroad. This allows us to not only search locally when conducting brokerage but also to specifically target potential buyers who are registered with us and are actively looking for a suitable property.  <\/p>\n\n<p class=\"wp-block-paragraph\"><strong>Are there any specific considerations regarding real estate in Davos that owners should be aware of before Sales?<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">Yes. The distinction between primary and secondary residences, in particular, can have a significant impact on how a property is used and, consequently, how it can be marketed. In addition, depending on the property, there may be other legal or structural considerations to take into account.  <\/p>\n\n<p class=\"wp-block-paragraph\">That is why it is important to carefully assess the options and conditions applicable to each property before putting it up for Sales. Thorough preparation provides clarity and helps us choose the right Sales strategy from the very beginning. <\/p>\n\n<p class=\"wp-block-paragraph\"><strong>Who is looking for real estate in Davos or Klosters these days? Has the client base changed in recent years? <\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">Our customer base is very diverse. We have customers from the local area, as well as buyers from the greater Zurich, Zug, and Schwyz regions and eastern Switzerland, and from the rest of Switzerland, as well as international customers. <\/p>\n\n<p class=\"wp-block-paragraph\">Davos and Klosters are very attractive and popular residential and vacation destinations. At the same time, buyer preferences have changed. In addition to location and architecture, factors such as the quality of the property, sustainability, comfort, and good infrastructure are playing an increasingly important role today. At the same time, the prospect of renting out a property during the WEF often influences buyers\u2019 purchasing decisions and has been a reality of the Davos real estate market for many years.   <\/p>\n\n<p class=\"wp-block-paragraph\"><strong>What can owners expect when they walk through your door on the Promenade in the future?<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">It&#8217;s important to me that our customers feel they&#8217;re in good hands with me. I take the time to understand your situation and your needs. <\/p>\n\n<p class=\"wp-block-paragraph\">At the same time, they benefit from Ginesta Immobilien\u2019s experience and network. With our new location, we combine a local presence in Davos with a company that has a large market reach, a strong network, and comprehensive marketing capabilities. This combination is extremely valuable for sellers, and I would like to live in Davos.  <\/p>\n\n<p class=\"wp-block-paragraph\"><strong>When will the new Ginesta office in Davos open its doors?<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">Starting in early September, we\u2019ll be serving our customers at Promenade 93 in Davos Platz. For me personally, this is a huge, long-awaited moment, and it\u2019s also an important milestone for Ginesta. We\u2019re incredibly excited about everything that lies ahead from this point on. I\u2019m really looking forward to finally having a permanent location here where we can welcome customers in person.   <\/p>\n\n<p class=\"wp-block-paragraph\"><strong>How are you celebrating the opening of the new location?<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">On September 12, 2026, we\u2019ll be hosting an open house from 11 a.m. to 3 p.m. We warmly invite residents of Davos and the surrounding area, as well as guests and visitors, to come get to know us and our new space at Promenade 93. There will be barbecue food, refreshing drinks, a wheel of fortune, and other attractions. Above all, though, we\u2019d like to chat with people.
